One home draws 35 showings

in a day in hot market

On the evening of Friday Sept. 24, Christine Elias listed a home in the Lake Pickett area for $280,000 — and then, the texts poured in. 

The Realtor and founder of Winter Park-based Urban Dog Group by Coldwell Banker said she got 125 text messages from interested buyers by Sunday. She set up 35 showings for Saturday, another 15 on Sunday and got 18 offers. Even as Central Florida home sales decelerate, inventory ticks up and economists loudly wonder about an impending housing market slowdown, local homes in the right place and right time still draw enormous interest, Elias said.

“The days of 10-plus offers are not gone. It’s just about the property, the way it's priced and the location.”  

Frenzied’ pace behind us? 

Economists and analysts by no means forecast a halt to the fast-paced seller’s market visible across the U.S. Instead, many experts point to an ongoing, gradual slowdown.

For example, upward pressure on home prices were “contained,” a possible indication last year's "frenzied pandemic pace" is behind us, said Manager of Economic Research George Ratiu in an Oct. 1 report.

Still, "frenzied" seems an accurate way to describe what Elias encountered. Of course, the home’s price and location made it particularly alluring, she said. For example, a $280,000 home in a good area is a hot commodity, considering only 28% of the homes on the market in August were priced below $300,000, per the Orlando Regional Realtor Association. 

Across the board, Central Florida home sales in August fell for the second straight month, the Realtor association’s most recent data showed. There were 3,999 recorded existing home sales, down 4.4% from July. Still, sales were up 13% from August 2020.

Anne’s love for her family includes her husband, daughters, son-in-law, and two cats (both of whom are rescues).
